More listings are hitting the Austin metro this summer, but the number I'd actually watch is how fast homes are going pending, meaning how quickly they're going under contract once listed. Right now that gap between 12K active listings and 4,367 pending tells you the market has more options than it did, but not every home is moving at the same pace.
In Buda specifically, I think pricing still matters more than it did two years ago. Days on market are down nearly 10% year over year, which means well-priced homes are still moving. But overpriced ones are sitting, and buyers are noticing.
