First-time buyers are always trying to...

The following local update was published on July 18, 2026 by Modern Roots Realty Group, a dedicated real estate professional serving the Central Texas area.

First-time buyers are always trying to figure out what they’re actually going to be spending each month, and the mortgage payment you see online usually isn’t the whole picture.

Here’s a simple way to get to a much more realistic number:
Start with your estimated principal and interest from your lender, then add your expected property taxes, homeowners insurance, HOA dues, and mortgage insurance if your loan requires it. After that, estimate utilities like electricity, water, gas, and internet, and leave some room each month for routine maintenance and unexpected repairs.

For example, a home with a quoted mortgage payment of $2,000 per month could realistically cost several hundred dollars more once taxes, insurance, HOA dues, and utilities are included.

One important tip for Texas buyers: don’t assume the current owner’s property-tax bill will be exactly what you pay. Your taxes can change based on the home’s assessed value and any exemptions you qualify for, so it’s worth getting a more personalized estimate before deciding what feels affordable.

The goal isn’t just to ask, “What house can I qualify for?” It’s to know what the home will realistically cost you each month and make sure that number still leaves you comfortable.

If you’re buying your first home and want help walking through those numbers before you start shopping, reach out, I'd be happy to help!
