When I help a buyer estimate the monthly payment, I don’t simply carry over the seller’s current property tax bill. That bill may reflect exemptions or an assessed value tied to their ownership history, so the buyer’s amount could be different.
A better estimate starts with the local tax rate, a realistic taxable value for the home, and any exemptions the buyer may qualify for. I also recommend leaving some room in the budget in case the final bill or escrow payment changes after closing.
