Nows about the time of year...

The following local update was published on August 7, 2026 by Modern Roots Realty Group, a dedicated real estate professional serving the Central Texas area.

Now’s about the time of year when I start hearing the same question from buyers who’ve been looking all summer: “Should we just wait until fall?”

Sometimes, waiting can work in your favor. As the market moves out of the busiest part of summer, there may be fewer buyers competing for the same homes, and sellers whose listings have been sitting may be a little more open to negotiating on price, closing costs, repairs, or timing.

But there’s another side to it.

Inventory can thin out too. So while you may have less competition, you may also have fewer homes that actually fit what you’re looking for. And if the right house comes along and it’s priced well, other buyers are still going to notice it.

I also wouldn’t base the decision on trying to predict where mortgage rates will be a few months from now. None of us knows that with certainty.

So for me, the better question isn’t necessarily “Is fall a better time to buy?”

It’s “What do I gain by waiting, and what might I give up?”

If you’re finding homes you genuinely like now, I wouldn’t automatically sit on the sidelines because of the calendar. If nothing has felt right and you have plenty of flexibility, waiting a little longer can make perfect sense too.

There really isn’t one right answer here. It comes down to your options, your timeline, and what would actually put you in a better position.
